DELAWARE — For those not wanting to commute down U.S. Route 23 to get their favorite Chipotle burrito, Delaware City Council has approved a step towards an alternative.

GTZ Properties brought its Chipotle development plan before council Monday night, the developer’s first of many plans for the Trailhead Crossing West project located along Sunbury Road (U.S. Route 36), east of Sky View Lane and south of Biltmore Drive.

Previously, council approved the entire 10.3-acre project’s zoning amendment in February, and now has approved two of the six lots’ development plans.

The plan encompasses approximately 1.81 acres between Lots B (0.75 acres) and C (1.06 acres), along with an internal private access road that will connect Sky View Lane from the west and Biltmore Drive from the north, according to city documents.

“Lot B, located in the south-central portion of the development, will include the construction of a 2,380-square-foot restaurant and drive-thru (Chipotle),” the plan states.

“Lot C, located immediately east of lot B, will include the construction of a 6,900-square-foot commercial/retail building outfitted for three tenants.”

A 3,600-square-foot restaurant space and drive-thru will occupy two of the tenant spots in Lot C, with the third tenant being a 3,300-square-foot medical office.

The development will also feature 79 parking spots that both lots will share.

One internal private access road connecting to Sky View Lane from the west and Biltmore Drive from the north will be constructed within the site connecting all the lots within the development, according to city documents.

“Access from Sky View Lane will be right-in/right-out only. No direct vehicular access will be provided along Sunbury Road,” the documents state.

The developer will construct a sidewalk along both sides of the new roads, Sky View Lane and Biltmore Drive, as well as a pedestrian crosswalk across Sky View Lane.

This isn’t the only development happening in the area, as the Delaware Planning and Zoning commission recently approved a development plan for a Wendy’s across the street at Glennwood Commons.
