When Julia Foss and her husband relocated to Marion, Ohio after living in Charleston, South Carolina for 23 years they knew virtually no one. Foss had grown up in Columbus, but there was no professional network and no built-in community to lean on coming back to Marion. It was a fresh start.

A background in construction, Foss originally came to Generations Realty not as an agent, but as a client. 

She and her husband had just closed on a home with agent Chris Massey when she told the brokerage’s associate broker, Josh Conway, that she wanted to get her real estate license. Conway didn’t sugarcoat it.

“I looked her straight in the eye and told her that she had just about every obstacle working against her. Real estate is a relationship business. Success is often built on your sphere of influence, community involvement, and local connections. At that point, she had none of those things,” Conway said.

After explaining that most agents go months before receiving their first commission check and the struggle required to become an agent — between classes, building a network and more — Foss’ response told Conway everything he needed to know.

“She looked at me and said, ‘I’m going to do this with you or without you. Chris says Generations is the best, so I’d rather do it with you.’ I loved that attitude,” Conway said.

At the end of her first full year with Generations Realty, Foss was a top-five agent in the entire company. 

Conway, who’s been around real estate his entire life, said what Foss accomplished is one of the most impressive starts to a real estate career he’s ever seen.

“She bet on herself when almost every factor suggested the odds were against her, and through hard work, determination, and sheer persistence, she proved everyone wrong,” Conway said.

Growing roots in Delaware

Generations Realty is based in Marion, but Foss has made Delaware County a significant part of her business and her community. In January, she opened a Generations Realty office operating out of CoHatch. (18 E. William St.)

According to client Kyle Jackson, Foss is an “elite” agent, eager to thoroughly discuss any concerns. Her background in construction helps earn trust, as well.

Foss has a background in construction, making her easy to trust as a realtor — pointing out structural issues, property problems, etc.

“While touring multiple homes, she pointed out a plethora of potential structural and property problems that we would have completely missed. She possesses a wealth of industry and local market knowledge, which was incredibly valuable since we were looking at houses across multiple counties. Julia will never sugar-coat reality or give you half-truths,” Jackson said.

In September 2025, she joined the Delaware Area Chamber of Commerce. Like her real estate career, Foss didn’t simply show up and participate. She dug in and went above and beyond.

“Immediately, Julia was committed to engaging with the Delaware community. She knew that it was important to start building relationships here in Delaware right from the very beginning,” Melissa said.

“Julia doesn’t just say the right things — she does the right thing along with that. Her actions speak just as loud as her voice and her experience,” Melissa said.

That’s not just an impression. Melissa has worked with Foss directly on a personal real estate transaction, selling property in another area while living in Delaware. She trusted Foss to navigate both markets.

“She knew exactly who to call,” Melissa said.

The Chamber has an ambassador program that pairs new members with an experienced guide to help them navigate the benefits of membership. Foss worked through that process quickly enough to earn the Chamber’s Blue Ribbon status. She has since been appointed an ambassador herself, mentoring the next round of incoming members.

At Foss’ Blue Ribbon celebration at the Chamber, the room wasn’t just filled with fellow real estate professionals. Lenders, tradespeople and neighbors from her co-working space showed up — people from entirely different industries who simply wanted to celebrate her.

“She’s outgoing, easy to get along with, very down to earth. She’s ready to meet you where you are. She’s patient, and she’s always laughing and smiling and ready to find a solution for whatever the question at hand might be. What you see is what you get with her,” Melissa said.

Delaware Area Chamber of Commerce President Susie Bibler sees Foss’ involvement as a reflection of something deeper about Delaware as a place to do business.

“Even though we’re a growing community, people like to do business with people that they know. When you’re looking for someone to do business with, if you’ve met somebody and have spent some time around someone who does that trade, you’re more likely to use them,” Bibler said.

Local knowledge matters

Delaware County is one of the fastest-growing counties in Ohio. New developments, road projects, school district boundaries, zoning decisions and commercial investments are constantly reshaping property values and buyer demand. Conway said that in a market like this, the difference between a good agent and a great one often comes down to local connectedness.

“Real estate is ultimately a local business. National headlines and market trends can provide context, but when it comes to buying or selling a home, what really matters is what’s happening in the specific community, neighborhood, and school district involved,” Conway said.

For buyers, that local knowledge can mean identifying the right opportunity before it hits the open market. For sellers, it means understanding how to position a home to reach the right audience.

Foss’ investment in the Delaware community — showing up to events, joining the Chamber and building relationships across industries — translates directly into an edge for her clients.
