SUNBURY — No matter which way someone looks in Delaware County, they’re bound to see crews working on a new subdivision somewhere.
Sunbury’s newest neighborhood took another step toward reality Monday — and it won’t just bring more homes.
The city’s Planning and Zoning Commission advanced plans for a new section of the Eagle Creek subdivision that includes 54 homes and a neighborhood park with a splash pad, pickleball courts and other amenities.
The commission approved the preliminary layout for Section 2 of the Pulte Homes’ subdivision, known as a preliminary plat. The document outlines the proposed streets, lots and open spaces before detailed engineering and construction plans are finalized.
Monday’s preliminary approval now allows the developers to bring a final plat before the commission next month, and if that gets approved, the final plat will go before Sunbury City Council shortly after.
The new section is part of Eagle Creek Highlands, an expansion of the existing Eagle Creek subdivision east of Interstate 71. It will extend Rogers Avenue, Jett Avenue and Dairy Avenue, south of the current neighborhood.
Eagle Creek sits on about 84 acres with 232 single-family homes; Eagle Creek Highlands sits on about 86 acres, according to the city’s website for the project.
Section 2, which was under review Monday, covers approximately 20.6 acres of the overall 38-acre development and includes 54 homes, for a density of about 2.6 homes per acre, according to city planning documents.
Plans for Section 2 also include two open-space areas.
Open Space C will serve as the neighborhood’s central amenity area with a splash pad, playground, pavilion and pickleball courts. Open Space D will include a portion of the trail system connecting Eagle Creek and Eagle Creek Highlands.
