SUNBURY — New residents at the work-in-progress Kintner Crossing housing development won’t have to travel far for shiny white teeth.
The Sunbury Planning and Zoning Commission met Monday and approved a commercial structure and associated site plan for a new, one-story dental office that will be across from Sunbury Pediatrics on South Kintner Parkway.
The roughly one-acre site is part of an initial five-parcel commercial subdivision along Kintner Parkway and is zoned as a Commercial District (C-2). The address of the soon-to-be dental office is 699 Stone Creek Way.
However, developers Sunbury Building LLC are working to change that address to 699 S. Kintner Parkway to reflect where the front of the building will face. Stone Creek Way is road that is to-be constructed as part of the entire Kintner Crossing development.
“The plan includes the construction of a 4,650-square-foot building facing northwest toward South Kintner Parkway,” a city staff’s report reads.
“Primary ingress and egress would be provided on South Kintner Parkway with additional access via Stone Creek Way to the northeast.”
The site will also feature 40 parking spaces, two of which will be ADA accessible.
“The primary parking lot is located northwest of the building and includes 19 spaces,
while an additional 21 parking spaces are located along the west and south sides of the property,” the report notes.
The developers also plan to include a privacy fence on the southwest side of the property which neighbors a planned housing development.
Now the legislation heads for Sunbury City Council for further approval.
“This is the second meeting in a row you’ve been to, thanks for the quick turnaround,” Mayor Joe St. John said. “Thanks for the no variances.”
New roads off West Cherry Street
Sunbury City Council previously approved the layout of some new roads fewer than half a mile down West Cherry Street from the planned dental office.
The plan shows Old Cheshire Road and New Cheshire Road, with the new Cheshire providing a second contact point to West Cherry Street.
Additionally, Stone Creek Way will be another new road that connects to New Cheshire Road and lead into the Kintner Crossing development.
A BellStores convenience store may take up another one of the lots near the dental office, according to a previous Sunbury development agreement for the Kintner Crossing project.
